I decided on hiring Alexa after we met for coffee to talk about my house and sales goals. Alexa was enthusiastic, pleasant, humble, smart, funny, experienced, and creative. After I hired her, we met in her office. She had done extensive preparations-Registry of Deeds document research; Multiple Listing Services type photos and comparable listings; Town Hall records on my property descriptions, boundaries, real estate tax information, etc. She was constantly active on my listing, updating me, bringing me new ideas about different ways to list the property, what to focus on, house, land, and the possibility of carving off a building lot, if that made sense. Her marketing plan was multi-faceted and impressive. She knew her audience and how to reach them. Sotheby's is in a different (higher) world than many real estate agencies, with its ability to reach many and good markets and customers. Her most impressive accomplishment with me and my land was how she inspected my property, what she thought about it, and what she told me I should do to get the property spruced up and ready for sale. She had me replacing carpet in the house; painting all rooms in the house; refinishing all the wooden floors, fixing nicks and cuts, and scratches, and the odd problem pieces of wood that needed tweaking on the exterior of the house. She had suggestions for the lawn, the back deck, the fire pit, the large fields and meadow in front of the house, and the in-law apartment. Perhaps the most impressive thing about Alexa's work was her advice to me on what to set the sale price at. I have a house that is visible in my neighborhood and known by many people in town. I have had some very "reputable" people recommend I sell the house for $750,000 or $850,000. Alexa recommended I list the house and property for $1,500,000 and to simultaneously do an "alternative" listing saying buyers could buy the house and the land and get a $200,000 discount if they would convey an interest, to the Scarborough Land Trust, of some raw, undeveloped acreage in back of the house, so the Trust could complete a "nature trail" from the Benjamin Preserve on Pleasant Hill Road, to the land at the back of my house, and on to Spurwink Road, and across the road, to the Rachel Carson Preserve and then onto Higgins Beach, and the Atlantic Ocean. Alexa listed the property. In about 24-36 hours, I had a full price offer. The post-signing process involved lots of work, too an inspection, an appraisal, bank dealings, etc. Alexa handled all those like a pro and was patient, encouraging, resilient, creative, and a strong advocate for me at all times. Alexa was a pro. I never felt she was acting in her own interest (sell the house quickly, and get a quick commission). I always felt that poor her! If I kept coming back to her with question after question after question, she would answer them all! And keep going! Selling my house was a big task. She did a great job. She dealt with all problems well. I am glad I hired her. I was happy with the result. I would recommend her to anyone with a complicated, substantial real estate asset to sell. She knows her stuff!
